Allmänt

1. Ni måste vara aktsamma om föreningens, dvs. vår gemensamma egendom. Ni är enligt stadgarna skyldiga att följa de föreskrifter, som föreningen utfärdar. Detta gäller också er familj, gäster och eventuella hyresgäster. Tänk på att onödigt slitage och reparationer, samt extra städningsbehov i gemensamma utrymmen, kommer att öka kostnaderna för oss alla.

2. Om skada skulle uppstå i bostaden, är ni som bostadsrättsinnehavare skyldiga att omgående anmäla detta enligt anvisningar på föreningens hemsida. Detta är nödvändigt för att försäkringar och garantiåtaganden skall gälla.

Visa hänsyn till grannar

3. Utan grannars medgivande bör man undvika att spela instrument eller musik på hög volym mellan kl. 22:00 och 08:00. Undvik att borra eller spika efter kl. 20:00. Tänk också på att vissa aktiviteter kan vara störande även under dagtid. Om ni ska ha fest, så informera gärna grannarna i förväg.

4. Har ni husdjur av något slag, måste ni se till att grannar eller kringboende inte blir störda eller ofredas.

Förändringar i lägenheten

5. När det gäller väsentliga förändringar i lägenheten eller på uteplatsen, måste man ha styrelsens godkännande. På föreningens hemsida finns regler, som arkitekten har utfärdat beträffande t.ex. färger på balkongskydd och markiser. Övriga färgkombinationer är inte tillåtna. För inglasning av balkonger krävs både bygglov och styrelsens godkännande.

6. Paraboler, antenner och staket m.m. får ej sättas upp utan styrelsens skriftliga medgivande. Infästning i fasad får inte ske utan styrelsens godkännande.

Gemensamma utrymmen

7. För osorterat hushållsavfall finns det två sopkassuner på Mjölgatan. Sopor som lämnas i Miljörummet måste sorteras enligt de instruktioner som finns i Miljörummet och på hemsidan under "Medlemmar - sophantering och källsortering". Avfall som hör till de olika sorteringstunnorna får inte blandas! Kartonger skall vara hopvikta. Om det är fullt i tunnorna, så använd er av kommunens miljöstation (Riddarparkeringen, Jakobsbergs centrum). Ta grovsopor till kommunens återvinningscentral (Återvinningsvägen, 17761 Järfälla). Det är absolut förbjudet att ställa sopor på golvet i Miljörum.

8. Gård, trappor, hiss och entréer får inte belamras med skräp, cyklar, dörrmattor m.m. Trapphuset är nödutrymningsväg och får ej blockeras. Det innebär att t.ex. barnvagn, lekredskap, blomkrukor eller julgran inte får ställas i trapphuset, inte ens för en kortare tid.

9. Släng inte fimpar vid portar och på trottoarer. Ta även ansvar för att gästande i huset inte slänger fimpar / skräpar ner. Om man råkar spilla i hissen eller i trapphuset, så torkar man upp efter sig.

10. Parkering av motorfordon på innergården får inte ske.

Säkerhet

11. Man får grilla endast med en el- eller gasolgrill på balkonger och uteplatser (inglasade balkonger: endast elgrill). Gasolflaskan (max. P11) får inte förvaras i källarförråd p.g.a säkerthetskäl. Räddningsverket rekommenderar användning av elgrill på balkong och uteplats. Grilla med hänsyn till grannar och undvik att onödigt störa de närmast boende.

12. Lämna inte ut portkoden till obehöriga.

Man kan inte ha regler för allt. Man måste visa omdöme också. Tänk på att du inte bor ensam i huset. Försök att ha bra kontakt med dina grannar och visa hänsyn.

House rules

General

1. You must be careful with the association's - i.e. our common - property. You are required by the statutes to comply with the association's rules. This also applies to your family, guests, and tenants. Keep in mind that unnecessary damages and repairs, as well as extra cleaning in common areas, will increase the costs for all of us.

2. In case of damages to the apartment, you as a tenant-owner are obliged to notify this immediately according to the instructions on our website. This is necessary for the insurance and warranty commitments to apply.

Consider your neighbors

3. Without the consent of your neighbors, avoid playing instruments or loud music between 22:00 and 08:00. Avoid drilling or hammering after 20:00. In addition, note that some activities may be disturbing even during daytime. If you have a party, please inform your neighbors in advance.

4. If you have pets of any kind, you must ensure that neighbors are not disturbed or threatened by them.

Making changes in the apartment

5. In the case of significant changes in the apartment or on the patio, you must seek the approval of the board. On the association's website there are rules that the architect has issued regarding, for example, colors on the balcony covers and awnings. Other color combinations are not allowed. Glazing of the balconies requires both a building permit and the approval of the board.

6. Satellite dishes, antennas, fences etc. may not be set up without the board's written consent. Attachments in facade must not be done without the approval by the board.

Shared areas

7. For unsorted household waste there are two garbage chutes on Mjölgatan. Waste taken to Recycling room must be sorted according to the instructions in the Recycling room and on our website under "Members - waste handling and recycling". Waste belonging to the different sorting bins must not be mixed! Cardboard boxes must be flattened. If it's full in the Recycling room, use the municipality's environmental station (Riddarparkeringen, Jakobsberg center). You must take any bigger waste items to the municipality's recycling center (Återvinningsvägen, 17761 Järfälla). It is absolutely forbidden to leave any garbage on the floor of the Recycling room.

8. Courtyard, stairwells, elevators and entrances must be kept free from rubbish, bicycles, door mats etc. The stairwell is an emergency escape route and must not be blocked. This means that, for example, strollers, toys, flower pots, or Christmas trees must not be placed in the stairwell, not even temporarily.

9. Don't throw cigarette butts around the house and courtyard. Make also sure that your guests do not litter. If you spill something in the elevator or stairwell, it's your responsibility to clean it up.

10. It's not allowed to park motor vehicles in the courtyard.

Safety considerations

11. You can only use an electric or a gas grill on the patios and balconies (glazed balconies: only electric grill). The gas bottle (max P11) cannot be stored in the basement storage unit due to safety reasons. The fire department recommends using only electric grills. Consider your neighbors when you use your grill and avoid disturbing them unnecessarily.

12. Do not reveal the door code to outsiders.

There cannot be rules for everything. You also have to use your own judgement, and consider that you don't live alone in this house. Try to keep good relations to your neighbors and show them consideration.
